New exclusive retail development planned for capital

The exciting new ‘77 on Independence’ lifestyle apartment and retail development which is situated in Independence Avenue, is developed by the Ohlthaver & List Group of Companies with assistance from Howard & Chamberlain Architects  and Broll Namibia. The development is just across City of Windhoek and the Hilton Hotel.
The ‘go-ahead’ of this development was subject to the sale of 80% of the 232 apartments which were astonishingly sold off in a mere two weeks, showing the demand within Windhoek for quality residential accommodation in the city centre.
In total, the ’77 On Independence’ building will comprise 13 floors which are divided into two underground parking basements, two above ground parking decks which will in total facilitate 347 parking bays, one commercial / retail level and eight residential apartment levels.
The civils contractor, Stefanutti Stocks Geotechnical, has to date completed the 6m excavation and stabilisation of adjacent vertical walls; with bulk earthworks done by Robbie Wirtz, a local plant entrepreneur.
The developers employed the best professional team and envisage the main works to be completed by  reputable construction firms who are currently submitting project detail and cost estimates to build.
The eight levels of apartments will accommodate 232 units with an upmarket retail mall located on ground level, linking Independence Avenue to the existing Old Breweries Craft Market which already accommodates numerous high quality retailers and businesses, some of which include a gym, various Arts & Crafts shops including the Namibia Craft Centre, an exclusive hair salon, an art gallery, a diamond gallery, restaurants and coffee shops.
The new retail area within the 77 On Independence development will offer convenient parking for shoppers within its basement parking area, and will be looking to include and further expand on the existing Old Breweries Craft markets’ retail offering by accommodating the following retailers and shops:
A coffee house and bakery with early breakfast service; a deli and convenience shop with late hour necessities; a laundromat and drycleaner with capacity for apartments; a cell phone shop combined with an internet café; a travel agent and local transport booking agent including airport shuttle service; ATMs and foreign exchange counter; a travel and adventure related retail outlet; and a Bike and City Car rental/Chauffeur service.
The combination of the Old Breweries Craft Market and the 77 On Independence Building will create an all in one convenient and exciting retail and entertainment experience for both shoppers as well as apartment residents of the new development.
The apartments which had been priced from N$680,000 upwards come in a variety of sizes ranging from bachelor units to one and two bedroom units with balconies overlooking the city in all directions. This new lifestyle apartment tower will add to the upliftment of the Central Business District as a whole by adding to existing CBD living niche in  the city centre and aiding in the curbing of decentralization within Windhoek. Tenants will be enjoying the convenience of city life by not having to travel long distances to work and being part of a relaxed atmosphere which offers a variety in terms of shopping and entertainment.
The development which commenced in February this year, is anticipated to have the retail floor trading by end of 2013.
